What is it like selling Arizona Horse Property?
Years ago, there were four or five horse property specialists in the Phoenix area and we all knew each other.
I suppose it isn’t that much different today except, the folks advertising horse property online are not what I would call specialists. They are great at marketing or paying for google ads to get their site to the top but working with them on the other side of the transaction is hard sometimes. I ask about the septic and they will say, “Yeah, it’s on septic, your buyer will have to pay for that.”
The thing is, contractually, the seller pays for it and the transfer fee is only $50 bucks, so not worth losing the deal over. But they don’t do enough of those types of property to know. Everything is laid out in the On-Site Wastewater Addendum.
It isn’t just septic either. I have had agents who didn’t realize their client had a zoning issue or they didn’t realize the barn wasn’t permitted. This leaves their buyer not asking the right questions and their seller open to legal action.
I recently had an broker call me regarding a potential listing. She wanted to know all about pricing it and how to do it because after all, I was the horse property specialist.
The funny thing was, when I told her. She argued with me. They will never get that much. That home isn’t that nice. All the reasons.
I simply said. “Okay.”
There are things that make horse property worth more money than it just being horse property. Heck, a lot of people who buy these properties, unfortunately, want them to build big giant houses and big RV shops. They don’t even have horses. But if you are a horse owner, that extra land is precious.
Plus who wants to be that close to their neighbor? Not me.
Don’t get me wrong, I like my neighbors but having that feeling of space is super nice.
I live on horse property in Gilbert. I love it. I have great neighbors but I wouldn’t give up one single inch of my property.
I no longer have horses. It was a hard decision but I work a lot and my horse colic and died. It was ten months after my son died in a car accident and I simply couldn’t handle more loss. I still have my goat Barbara and our giant tortoise Tortellini. We have a few barn cats and four dogs. It may sound like a houseful to some but for us, its normal.
